Signed to Live: The Listing Launch Checklist We Ship by Default

Nobody forgets the photos. People forget the thing the photos were waiting on.

KELLER, TX — When agents ask us what's in Get Listed, the honest answer is: a checklist, and everything that makes a checklist actually work.

So here's the checklist. This is the default launch template every new account starts with, and the one that seeds every new listing until you edit it.

Steal it. Put it in a spreadsheet if you want. We'd rather you use it here, but the sequence is the valuable part.

Phase 1 — Agreement

The paperwork phase. Short, and the most common place a launch quietly stalls, because everything downstream depends on it.

  • Listing agreement signed by all owners on title
  • Seller's disclosure sent, and back
  • Lead-based paint and any state-required addenda
  • Commission and compensation terms confirmed in writing
  • Property access sorted — lockbox, codes, tenants, pets

Phase 2 — Prep

Everything that has to be true before a camera shows up. Get this wrong and you pay for the photographer twice.

  • Walkthrough and punch list with the seller
  • Repairs, cleaning, and landscaping scheduled
  • Staging or de-cluttering plan agreed on
  • Measurements, room dimensions, and lot details verified
  • Utilities confirmed on for photo day

Phase 3 — Media

The part sellers judge you on, and the part with the longest lead time.

  • Photographer booked and confirmed 48 hours out
  • Floor plan, video, or drone if the property warrants it
  • Photos delivered, reviewed, and hero shot chosen
  • Sign and rider ordered and installed

Phase 4 — Marketing

Copy and distribution. Best written the day photos land, while the property is still fresh in your head.

  • MLS description written and proofread
  • Features and upgrades sheet from the seller
  • Social and email announcement queued
  • Coming-soon plan decided — or explicitly skipped
  • Open house date set and staffed

Phase 5 — Launch

The final gate. Nothing here should be a surprise if the first four phases are honest.

  • Price confirmed with the seller in writing
  • MLS entry complete, photos uploaded, showing instructions set
  • Compliance review — required fields, disclosures attached
  • Listing live, seller notified, portal link sent

The Checklist Isn't the Hard Part

The hard part is holding twenty-two items across eight listings at once, in eight different states of done, while someone texts you about an offer on a ninth.
